01 / Design + Layout Logic

Good design is not about style. It is about how a space is organized - how rooms relate to each other, how light moves through a plan, how a building feels to occupy. We start here on every project, at every scale, before anything else.

02 / Zoning Analysis

Before a line is drawn, we read the site. Setbacks, use classifications, dimensional requirements, overlay districts, relief potential. Zoning determines what is possible - and most clients are surprised by how much that is, or how little. We do this work upfront so decisions are made with the full picture.

03 / Financial Analysis

For development projects, design follows the numbers. We build the pro forma before we build the design - unit mix, rent roll, construction benchmarks, debt service, returns. The plan that comes out of that process is one that can actually be financed and built.

04 / Plan Analysis

We read floor plans the way a developer reads a balance sheet. Every square foot either earns or it costs. We mark up plans to identify dead circulation, underperforming unit proportions, stack inefficiencies, and layout decisions that quietly erode returns.

05 / From Paper to Permit
